Bilbo began pondering, what will happen to his house? Gandalf, or any of the dwarves in that matter, never told him how long this quest will take.
But if he was gone for too long, there was a high chance his home will either get auctioned off or immediately given to the Sackville-Bagginses, his worst nightmare.
Then he thought of you. You were the only person in Hobbiton to treat him with genuine kindness. Not the fake kindness everyone else uses in an attempt for Bilbo to be generous with them.
You were trustworthy, he knew giving you access and ownership to his home won’t lead to a disaster. Even if he dies during the journey, he will die knowing his beloved home is given to a beloved friend.
